What changes the price
How much guttering there is
A conservatory, garage, porch or rear extension all add gutter run. That's the single biggest thing that moves a price up.
Access around the property
If I can get the vacuum poles round the whole house easily it's quick. Locked side gates, steep banks and conservatory roofs take longer.
How long since the last clear
A year of leaves is straightforward. Five years of compacted silt with grass growing in it is a different job entirely.
Whether you want the uPVC washed too
Adding the fascia and soffit clean roughly doubles the time on site, which is why it sits at a higher price than a clearance alone.

- How often should gutters be cleaned?
- Once a year suits most Lincoln homes, ideally in late autumn once the leaves are down. If you have overhanging trees or a lot of moss on the roof, twice a year works out cheaper than dealing with an overflow in January.
- Is gutter cleaning cheaper than gutter clearance?
- They're different jobs. A clearance empties the guttering so water runs freely. A full clean also washes the outside of the gutters, fascias and soffits so the uPVC looks white again. The clean costs more because it takes longer.
- Do you charge a call-out fee?

- Why are some quotes so much cheaper?
- Usually because they're ladder-and-trowel jobs with no downpipe check, no flush test and often no insurance. I work from the ground, prove the downpipes run and send you photos of the finished job.
